Reports To: Executive Director of Operations and Maintenance, Maintenance Supervisor, and Maintenance Foreman

FLSA Status: Non-Exempt

SUMMARY/NATURE OF POSITION

Will be required to install, maintain, and repair HVAC equipment. Also requires the ability to use our BAS (Building Automated System) to monitor the systems in all Augusta County Schools.

ESSENTIAL DUTIES, TASKS, AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Learn locations of all HVAC equipment and how they relate to each building.
  • Maintain and repair all HVAC equipment and components to manufactures recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc.
  • Learn basics of equipment management controls to be able to start, stop, seek status or change conditions on HVAC systems.
  • Make rounds of all equipment rooms indentify and repairing any potential problems and keep the systems and rooms clean.
  • Complete and close out Work Orders on our online system.
  • Must be able to replace bearings and seals on centrifugal pumps, change bearings on fan systems, motors and pumps shafts.
  • Need to be able to run the Boiler plant and Chiller plants to maintain system temperatures and equipment run times through the BAS system.
  • Must be familiar with cooling tower operations and repair potential problems.
  • Boiler Troubleshooting, Repair, and Cleaning Experience would be very valuable and preferred, but not required.
  • Must be able to service, install, repair and replace Single and Three Phase refrigeration systems including mini-splits, split systems, chillers and packaged units, etc.

  • Informs and communicates with school personnel (administrators / head custodians) concerning status of work order requests.

  • Demonstrates ability to use microcomputer for clocking in/out, e-mailing, other correspondence preparation, and equipment service/repair recordkeeping.
  • Must have a driver's license and be in good standing.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential and general duty satisfactorily.

EDUCATION and/or EXPERIENCE

High School Diploma or General Education Degree (GED): one year related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals and work order requests. Ability to write routine reports and correspondence. Ability to use a computer is needed.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to apply problem solving skills in analyzing and resolving encountered problems.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid Virginia Driver’s License, CFC Certification (Type I/II) recommended. CFC Type Universal preferable, Type I and II are required

While performing the duties of this job, the employee is regularly required to walk. The employee is frequently required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear. The employee is frequently required to stand. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 80 pounds. Specific vision abilities required by this job include distance vision, and ability to adjust focus. The employee must be able to climb and balance on all types of ladders as well as utilize all types of man-lifts in servicing and repairing equipment.
